Many homes around Sacramento, Elk Grove and Roseville were built with a separate kitchen, dining room and living room. Today, many homeowners want one bright, connected space where they can cook, talk and keep an eye on the kids at the same time. Removing a wall is often how you get there.
Taking out a wall is more than demolition, though. Here is what to know before you plan an open floor plan conversion.
What is an open floor plan conversion?
An open floor plan conversion removes or opens up one or more interior walls to join separate rooms, most often the kitchen, dining room and living room. The project usually includes structural work, rerouting utilities and patching floors and ceilings so the new space looks like it was always open.
How do you know if a wall is load-bearing?
A load-bearing wall supports part of the house above it, such as the roof framing or the floor of a second story. A non-load-bearing wall only divides space. Signs that a wall may be load-bearing include running across the middle of the house, sitting directly under a wall on the floor above, or having ceiling joists resting on it in the attic.
These are only clues. A contractor or structural engineer must confirm it before any wall is removed.
Can a load-bearing wall be removed?
Usually, yes. The weight the wall carries is moved to a new beam and posts that are sized by an engineer. This adds design, permit and construction work, but it is a common part of open floor plan remodels.
What could be hidden inside the wall?
Walls often hold electrical wiring, plumbing pipes, heating and cooling ducts or gas lines. Moving them adds time and cost. A kitchen wall with a sink drain or vent pipe takes more work than a plain hallway wall. Your contractor should inspect the attic, the crawl space and sometimes the inside of the wall before giving you a final plan.
Do you need a permit to remove a wall in Sacramento County?
Removing a load-bearing wall almost always requires a building permit, and usually engineered plans for the new beam. Electrical, plumbing and mechanical changes may need permits too. Permits make sure the work is safe and help avoid problems when you sell. Read our guide to remodeling permits in Elk Grove and Sacramento County, and see our structural updates and permits service.

What are the steps in an open floor plan remodel?
- Walk-through and planning: the contractor checks the wall, attic and crawl space and discusses how you want to use the space.
- Engineering and permits: if the wall is load-bearing, an engineer sizes the new beam and plans are submitted.
- Temporary support: the structure is supported while the wall is removed.
- Wall removal and beam installation: the new beam and posts are installed, and wiring, plumbing or ducts are rerouted.
- Inspections: the building department inspects the work at the required stages.
- Finishes: the ceiling is patched, flooring is connected and the space is painted.
What happens to the floor and ceiling after the wall comes out?
Removing a wall leaves a gap in the floor and ceiling. If the two rooms had different flooring, you will need to replace or blend it so it flows. Many homeowners install one continuous floor across the new space. See our flooring installation services and our guide to the best flooring for Sacramento homes.
Should you remodel the kitchen at the same time?
Often, yes. Most open floor plan projects involve the kitchen, and removing a wall can make room for an island, more counter space and better light. Planning both together avoids doing work twice. See our kitchen remodeling services and our kitchen remodel cost guide for Elk Grove and Sacramento.
What affects the cost of removing a wall?
- Whether the wall is load-bearing, and the size of the new beam.
- Wiring, plumbing, ducts or gas lines inside the wall.
- Engineering and permit fees.
- Flooring, ceiling and paint repairs after the wall comes out.
- Whether the work is combined with a kitchen or whole-house remodel.
Frequently Asked Questions
Can any wall be removed?
Most walls can be removed or partly opened. Load-bearing walls need a properly sized beam, engineering and a permit. Walls with major plumbing or ductwork may be better opened only partway.
How long does it take to remove a load-bearing wall?
The construction itself can take days to a couple of weeks, but engineering, permits and inspections add time before and during the work.
Do I need a permit to remove a non-load-bearing wall?
Sometimes, especially if electrical or plumbing work is involved. Check with your contractor and your city or county building department.
Will an open floor plan add value to my home?
Many buyers look for open, connected living spaces, so a well-built open floor plan can make a home more appealing.
Can I live in my home during the remodel?
Often yes, but expect dust and noise. Your contractor can seal off the work area.
